Maintenance and servicing of fire protection systems
Fire Fighter Industry provides scheduled maintenance, servicing and repair of fire protection systems for thousands of buildings throughout Malaysia. We cover wet and dry risers, hydrants, sprinklers, hose reels, fire pumps, detection and alarm systems, and gas suppression systems.
Contracts include planned servicing visits, written test records for your Fire Certificate file, defect reporting with quotations, and breakdown response 24 hours a day. Work is carried out by our own ISO-certified project teams.
What you receive after each service visit
- Inspection and functional test results for each system
- A defect list with photographs and severity ratings
- An itemised quotation for any rectification works
- A service report signed off by your site representative
- Equipment tagged with the service date and next due date
Buildings we maintain
We maintain fire protection systems in thousands of buildings across Malaysia, from single shoplots to multi-site industrial portfolios.
Factories
Production floors, storage areas and plant rooms, including hydrant systems, foam systems and special hazard suppression.
Warehouses and logistics facilities
High-rack sprinkler systems, hydrants and hose reels, with servicing scheduled around shift patterns and stock movement.
Shoplots and retail outlets
Extinguishers, hose reels, alarm systems and signage, serviced across single units or chains of outlets under one contract.
Office buildings
Wet risers, sprinklers, fire pumps, alarm panels and intercom systems, with records prepared for Fire Certificate renewal.
Data centres
Clean agent and inert gas suppression, very early smoke detection and room integrity considerations, serviced with minimal disruption to operations.
Hotels and serviced apartments
Full building systems maintained around guest occupancy, with servicing scheduled to avoid false alarms and disturbance.
Shopping malls and commercial complexes
Large installations across multiple zones and tenants, with coordinated visit schedules and consolidated reporting.
Schools, hospitals and institutions
Systems maintained to meet inspection requirements in premises with high occupancy and vulnerable occupants.
Condominiums and mixed developments
Common-area systems for management corporations and JMBs, with reporting suited to committee and AGM requirements.
If your premises are not listed here, contact us — we maintain systems in most building types in Malaysia. You can also see the full range of industries we serve.
Why fire protection systems need regular maintenance
Under the Fire Services Act 1988, owners and occupiers are responsible for keeping installed fire fighting equipment in efficient working order, and designated premises must hold a valid Fire Certificate issued by BOMBA. Insurers and auditors ask for the same evidence: a maintained system, tested on schedule, with records to prove it.
Records ready for inspection
Test results, defect logs and service reports are documented in a consistent format, so Fire Certificate renewal, BOMBA inspection and insurance audits are straightforward to prepare for.
Fewer unplanned failures
Most faults show early warning signs — a pump that starts slowly, a panel sitting in fault, a valve that no longer seats. Scheduled servicing identifies them before they cause a shutdown or a false alarm evacuation.
Planned rather than emergency spending
Defects are quoted with severity ratings, so rectification can be budgeted across the financial year and components replaced on a planned cycle instead of at emergency call-out rates.
Systems we maintain
We service systems regardless of who installed them, and we take over existing maintenance contracts from other providers.

What a maintenance contract includes
Scheduled preventive maintenance
Monthly, quarterly, half-yearly or annual visits against a schedule agreed at the start of the contract. Each system is inspected and function-tested to its own checklist — pumps run-tested against duty points, panels tested zone by zone, valves exercised, pressures and gauge readings recorded.
Statutory inspection support
We prepare your installation and documentation for annual BOMBA inspection and Fire Certificate renewal, attend the inspection with your team where required, and close out the items raised. Where a building needs a new certificate or a change of use assessed, our Fire Certificate (FC) consultation team handles the submission.
Corrective works and repairs
Repair, replacement and re-commissioning of defective components, including pump overhauls, panel and detector replacement, valve and pipework repairs, cylinder refilling and hydrotesting. All works are quoted before they proceed, with spares sourced from the principals we distribute for.
System upgrades and retrofits
Upgrading ageing conventional alarm systems to addressable, replacing obsolete panels and detectors, extending coverage into new areas, and bringing older installations back in line with current requirements. New installations are handled by our fire protection systems and fire suppression systems teams.
Breakdown response, 24 hours
Contracted sites have a direct line to our service desk, 24 hours a day, 365 days a year, for alarm faults, pump failures, system activations and reinstatement after an incident.
How we work
Every engagement follows the same five stages, so you know what happens next and who is responsible for it.
Site survey
Our engineers walk the site, record every installed system and device, and identify existing defects and gaps against requirements.
Proposal and schedule
You receive a scope of work, a visit calendar for the year and a fixed contract price. Rectification of existing defects is quoted separately.
Scheduled servicing
Visits are booked in advance with your site contact. The same team returns to your building, so familiarity with the installation builds up.
Reporting
A service report follows every visit, with test results, defects, photographs and recommended actions ranked by urgency.
Certification support
We compile the year's records for BOMBA inspection and Fire Certificate renewal, and attend to the items raised.
Our service commitments
These standards are written into our maintenance contracts, and they apply to single buildings and multi-site portfolios alike.
| Commitment | Standard |
|---|---|
| Emergency breakdown response | Acknowledged within 1 hour, site attendance within 24 hours |
| Notice of scheduled visits | Confirmed with your site contact at least 3 working days ahead |
| Service report issued | Within 3 working days of the visit |
| Rectification quotation | Within 3 working days of the defect being raised |
| Technicians | Directly employed, trained in-house, uniformed and carrying ID |
| Record retention | Full service history retained and reissued on request |
Some of the organisations we serve
About Fire Fighter Industry
Fire Fighter Industry Sdn Bhd has been in fire safety since 1974. We manufacture fire extinguishers at our Petaling Jaya plant, design and install fire protection systems, and maintain them for the life of the building. Our technicians are directly employed and trained in-house, and common spare parts are held locally.
One contractor for the whole installation
Buildings often end up with separate vendors for extinguishers, alarms, pumps and suppression systems, which makes responsibility difficult to place when something fails. We hold the full scope under one contract and one service desk, and the defect list you receive covers every system in the building.
Training for your team
Maintenance contracts can include fire safety talks and hands-on training for your staff, along with briefings for your building team on operating and monitoring the systems between visits.
Frequently asked questions
How often should our fire protection systems be serviced?
It depends on the system and the building. Fire pumps, alarm panels and hose reels are commonly checked monthly, while sprinklers, hydrants, risers and suppression systems follow a quarterly to annual cycle, with statutory inspection annually. We set the frequency during the site survey based on the installation, the occupancy and your insurer's requirements, and state it in the contract.
Can you take over a system installed by another contractor?
Yes. Most of the systems we maintain were installed by someone else. We begin with a full survey to establish what is on site and what condition it is in, then provide a defect list and a proposal. There is no requirement to replace equipment in order to be maintained by us.
What happens if a system fails inspection?
You receive a written defect report with photographs, the reason for the failure and a quotation to rectify it. Items are ranked so you can separate what must be fixed to restore compliance from what can be planned into the next budget cycle. Where the failure affects your Fire Certificate, we prioritise it and coordinate the re-inspection.
Do you cover multiple sites under a single contract?
Yes. Portfolios are handled under one agreement with a consolidated visit schedule, a single point of contact, and reporting per site together with a combined summary for head office.
What do you need from us to prepare a proposal?
The building address and type, an idea of the systems installed, and a contact for site access. Drawings, an existing maintenance schedule or your last inspection report are helpful but not required, as the site survey establishes the rest.
